Common causes
Leaking bath or shower above
Failed grout, a cracked bath seal, or a faulty shower waste allows water to saturate the sub-floor and drip through the ceiling below. Very common in period flat conversions.
Toilet cistern or supply pipe
A slow drip from a toilet cistern overflow, a loose supply pipe, or a failed wax seal can go undetected until it saturates the ceiling below.
Heating pipe joint failure above ceiling
Pipework running through floor voids can develop joint leaks. The water tracks across the joist and drips through at a distant point from the actual leak.
Leaking radiator or TRV above
On a first-floor radiator, a weeping TRV or valve can track water under skirting boards and through the floor before appearing as a ceiling stain below.
Condensate or overflow pipe blockage
Blocked overflow pipes from cisterns or combination boiler condensate traps can overflow into ceiling voids.

Locate the water source
We work backwards from the ceiling stain — checking all plumbing above it systematically. Thermal imaging used where the source is not immediately visible.
Isolate and stop the leak
The relevant water supply is isolated while we work. We don't leave a property with an active leak.
Repair the fault
Re-seal bath or shower, replace failed pipe joint, fix leaking valve or repair cistern components. Most repairs completed in the same visit.
Dry out assessment
We advise on drying out the affected ceiling void and whether a dehumidifier is needed before replastering. We don't do decorating, but we'll tell you what's needed.

What should I do if water is dripping through my ceiling?
Place a bucket to catch drips. Try to identify which room is directly above the stain and check for any obvious water source (bath, shower, toilet, radiator). Turn off water at the stop tap if dripping is heavy. Then call us immediately.
The leak is coming from upstairs neighbours — what can I do?

Will the repair fix the ceiling stain?
