Common causes

Leaking bath or shower above

Failed grout, a cracked bath seal, or a faulty shower waste allows water to saturate the sub-floor and drip through the ceiling below. Very common in period flat conversions.

Toilet cistern or supply pipe

A slow drip from a toilet cistern overflow, a loose supply pipe, or a failed wax seal can go undetected until it saturates the ceiling below.

Heating pipe joint failure above ceiling

Pipework running through floor voids can develop joint leaks. The water tracks across the joist and drips through at a distant point from the actual leak.

Leaking radiator or TRV above

On a first-floor radiator, a weeping TRV or valve can track water under skirting boards and through the floor before appearing as a ceiling stain below.

Condensate or overflow pipe blockage

Place a bucket to catch drips. Try to identify which room is directly above the stain and check for any obvious water source (bath, shower, toilet, radiator). Turn off water at the stop tap if dripping is heavy. Then call us immediately.
