What is a power flush?

A power flush is a deep cleaning process that removes sludge, rust and debris from a central heating system. It helps restore heating performance, reduce boiler strain and extend the lifespan of radiators, pumps and pipework. Most London systems benefit from a power flush every 5–10 years, or whenever a new boiler is being installed.

Where a power flush forms part of a boiler replacement, system preparation, inhibitor dosing and magnetic filtration are planned as part of our London boiler installation service rather than added afterwards.

Sludge and limescale build up silently inside your heating system over time. If you notice any of the below, it's time to act before costly damage occurs.

London's hard water supply accelerates the formation of iron oxide sludge (black magnetite) inside central heating systems. Every time water circulates through steel radiators and pipework, oxygen causes corrosion — and the particles released settle throughout the system, reducing efficiency and gradually damaging the boiler's heat exchanger. A system with significant contamination can lose 15–25% of its heating efficiency.

A power flush restores performance by forcing water through the system at high velocity, using specialist chemicals to break down and remove deposits. Unlike simply bleeding radiators or adding inhibitor, a full power flush physically removes the contamination rather than temporarily suppressing its effects.

Most boiler manufacturers also require evidence of a clean, inhibited system to maintain their warranty. A full power flush report from RARE — combined with a magnetic filter fitted to catch future particles — satisfies this requirement and can be kept alongside your boiler documentation.

Magnetite & sludge in detail

Iron oxide (magnetite) forms continuously in heating systems as oxygen attacks steel radiators. In London's hard water areas, limescale accelerates the process. The black sludge settles in radiators, pipework and heat exchangers — reducing efficiency, increasing fuel bills and damaging the pump and boiler. A power flush removes this contamination physically, rather than suppressing it with inhibitor alone.

Underfloor heating flushing

UFH circuits are particularly susceptible to sludge blockages because the pipework runs horizontally in screed — allowing particles to settle rather than circulate back to the manifold. We flush UFH circuits individually at the manifold, using a high-flow pump to drive flushing water through each loop until it runs clean.

Commercial system flushing

Larger commercial systems — office blocks, apartment developments, hotels and schools — accumulate sludge faster due to greater pipe volume and more frequent temperature cycling. We carry out commercial power flushes and chemical cleans on all system sizes, with full documentation and water analysis reports provided.

Chemical cleans vs power flush

A chemical clean uses a descaling or sludge-breaker solution circulated for several hours before a flush. It is appropriate for lightly contaminated systems or as a first-stage treatment before a full flush. Heavily contaminated systems require a full power flush to physically remove loosened debris.

Water treatment & inhibitors

After flushing, we dose every system with a premium corrosion inhibitor — typically Fernox F1 or Sentinel X100 — at the correct concentration for the system volume. We record the inhibitor brand and quantity in our report so you can maintain compliance with your boiler manufacturer's warranty requirements.

Heat exchanger protection

The boiler's heat exchanger is the component most damaged by sludge. Once magnetite particles enter the heat exchanger passages, they bake onto the surface during firing cycles — causing hotspots, cracking and eventual failure. A timely power flush is significantly cheaper than a heat exchanger replacement.
