Most heating engineers carry out the same inspection routine on every job: check the boiler, read the error codes, look at the pressure gauge and move on. In straightforward properties, this is often enough. But in the high-specification homes across Mayfair, Knightsbridge, Belgravia and Marylebone — properties with complex zoned systems, underfloor heating circuits, multiple boilers or cascaded plant rooms — this surface-level approach misses the actual fault almost every time.

At RARE, we're called in regularly after other engineers have failed to resolve a persistent heating problem. What we find almost always fits a small number of patterns — faults that are invisible to a boiler-only inspection but become obvious when you assess the system as a whole.

1. Hydraulic Imbalance

This is the single most frequently missed fault we encounter. Hydraulic imbalance occurs when water in a heating circuit doesn't distribute evenly — some zones get too much flow, others too little. The boiler itself runs perfectly and throws no fault codes. The problem is downstream.

In practice it looks like this: the ground-floor extension is warm, but the master bedroom radiators never reach temperature. Or the underfloor heating in the kitchen is scalding while the annexe floor barely registers. An engineer who replaces a pump or bleeds the radiators hasn't solved anything — and in some cases makes it worse.

Correct diagnosis requires flow rate measurement at each circuit, pressure drop calculation across the manifold or header, and methodical balancing using lockshield valves. It takes time, but it's the only way to resolve the problem permanently.

2. Boiler Oversizing

A boiler that is too powerful for the property it serves is one of the most damaging — and most common — configuration errors we see in London homes. It happens because engineers size boilers generously to avoid complaints about insufficient heat. The result is a boiler that fires, reaches temperature far too quickly, and shuts off before the system has circulated properly. This is called short cycling.

Short cycling causes condensation in the heat exchanger, accelerated wear on the gas valve and burner, uneven room temperatures and, eventually, premature boiler failure. If your boiler is less than eight years old and already presenting persistent faults, oversizing should be your first suspect.

The fix depends on the severity. On modern modulating boilers, reducing the maximum output setting in the engineer menu often resolves the cycling. Older fixed-output boilers may need to be replaced with a correctly sized unit — which we calculate using approved heat loss methodology.

3. Incorrect Inhibitor Levels

Corrosion inhibitor is added to heating system water to prevent internal rust and magnetite sludge. In London's hard water areas — particularly W1, SW1 and NW3 — this protection is critical. Yet most maintenance visits never test the water quality at all.

Depleted inhibitor is invisible: there are no error codes, no warning lights, and no immediate symptoms. But over two to three years it allows corrosion to begin inside the heat exchanger, the pump and the pipework. By the time it shows up as sludge or a failing component, significant damage has already occurred.

Our service visits include system water testing as standard. If inhibitor levels are below the manufacturer threshold, we dose and flush accordingly. It takes ten minutes and prevents thousands of pounds of damage.

4. Control System Misconfiguration

Modern heating controls — particularly multi-zone systems using Heatmiser, Honeywell or Drayton wiring centres — are sophisticated pieces of engineering. Incorrectly configured, they can cause a correctly functioning boiler and distribution system to deliver poor results. We have attended properties where a £12,000 boiler installation was running inefficiently because the weather compensation curve was set incorrectly during commissioning.

Common misconfigurations include: minimum flow temperature set too high (negating condensing efficiency), weather compensation disabled or incorrectly calibrated, zone thermostats fighting each other, and time schedules mismatched to the building's thermal mass.

These settings require time, test equipment and an understanding of how the building behaves thermally — not just how the boiler works in isolation.

5. Pipework Legacy Issues in Period Properties

London's period townhouses — particularly those across Belgravia, Chelsea and Marylebone — often have heating infrastructure from multiple eras. A Georgian house may have had its first central heating system installed in the 1960s, extended in the 1990s, and a new boiler fitted in the 2010s. Each layer of work follows different standards and uses different materials.

The result is a hybrid system: some original 28mm pipework, some 22mm mid-period additions, modern 15mm microbore or underfloor circuits, and possibly a mix of copper, steel and flexible connections. The interaction between these different materials and diameters creates restriction points, galvanic corrosion zones and flow imbalances that are entirely invisible from the boiler.
