Daikin Multi-Room AC Installation — South Kensington

Air Conditioning — Onslow Square, South Kensington, SW7 — May 2025

A high-net-worth client in a South Kensington mansion block needed air conditioning across four rooms — but the building management company would accept no visible pipework on the primary facade, no units visible from the street, and required pre-approval for all external works. RARE specified a Daikin 5MXM90 multi-split system, secured building management approval before a single tool was lifted, routed all pipework internally or through service voids, and completed the two-day installation with zero visible trunking in any living space.

The Challenge

Mansion blocks in South Kensington operate by rules. The building management committees that govern them are protective of the exterior appearance — and rightly so, because the value of each individual apartment is partly a function of the collective presentation of the building. Which means that the engineer who designs an air conditioning installation for a flat on the fourth floor of a prestigious mansion block cannot simply pick the easiest pipework route. They have to pick the right one.

The brief was clear: four rooms needed air conditioning — the master bedroom, a second bedroom, a study and the main living room. The client's requirements were equally clear: the indoor units should be as unobtrusive as possible, consistent with a high-specification interior; no pipework should be surface-mounted in any living space; no units should be visible from the street elevation; and the outdoor unit positioning must be agreed in advance with the building management company.

RARE's F-Gas certified engineer visited the property and spent an afternoon working through the geometry of the problem. The primary facade — the street-facing elevation — was ruled out entirely for both the outdoor unit and any pipework penetrations. The rear elevation had direct line of sight from the courtyard shared with three other buildings. The only genuinely compliant and aesthetically acceptable position for the outdoor unit was the flat section of the roof above the rear of the apartment, accessed via a service hatch in the kitchen ceiling. Getting building management approval for that position, and for the internal pipework routing, would be the critical first step.

Our Solution

Before specifying the equipment or touching a single wall, RARE prepared a detailed external works proposal for the building management company — including unit positioning drawings, photographs of the proposed outdoor unit with scale reference, the internal pipework route plan, and a structural note confirming the roof loading was within acceptable limits for the unit weight. This level of documentation is unusual for a domestic AC installation, but it is exactly what building management companies in prime central London require to grant approval, and RARE had learned that lesson on previous projects in similar buildings.

Approval came within a week. RARE then specified the system: a Daikin 5MXM90 multi-split (one outdoor unit, five indoor circuits — four room units and one ceiling cassette in the hallway for general circulation). The indoor units selected were slim-profile Daikin Emura wall units — amongst the most architecturally refined indoor units available, with a single-plane face and no visible vane mechanism when not in use — in white to match the walls.

The two-day installation followed the approved pipework route precisely. Where internal walls could be penetrated, pipework was run within the wall cavity. Where voids didn't exist, pipework was run through newly created service channels, re-plastered and decorated before the engineers left. The only external work was the outdoor unit positioning on the roof, which took place on the second morning with the management company's building supervisor present by prior arrangement.

F-gas registration was completed from site. The system was commissioned room by room, with all remote controls configured and the Daikin app set up on the client's phone. The client confirmed there was no visible trace of the installation in any room of the apartment.

The Outcome

Daikin 5MXM90 multi-split system installed across four rooms plus hallway circulation
Building management approval secured in advance with full documentation — no delays on site
Zero surface-mounted pipework visible in any living space — all internal or concealed
All external works and outdoor unit positioning pre-approved and supervised by building management
Full F-gas registration completed and certificate issued
Annual service plan arranged under PPM membership

"RARE navigated the building management requirements brilliantly. The installation is completely invisible in terms of pipework, the Daikin units are beautifully positioned, and the whole process was managed professionally from first meeting to handover."
