A Knightsbridge lateral apartment had a complete power flush and system rebalance following a boiler service that flagged severe water quality issues. Eight radiators across the apartment were partially blocked with magnetite sludge — three were barely warm. RARE carried out a full MagnaCleanse flush, fitted a Fernox magnetic filter and rebalanced the system. Every radiator in the apartment was at full temperature by early afternoon.
The Challenge
Lateral apartments in Knightsbridge present a specific heating challenge that townhouse owners rarely encounter: the pipework runs horizontally across a large floor plate rather than vertically up through multiple floors. In older buildings — this one was a mansion block conversion from the 1920s — the original pipe layouts were gravity-fed, with small-bore copper return pipework that was never designed for the flow rates of a modern sealed system.
The boiler engineer who serviced the apartment's Vaillant combi that January had done something simple and valuable: he'd taken a water quality sample from the system and handed it to the client in a clear bottle. The water was nearly black. Severe magnetite contamination.
Eight radiators across the apartment. Three were barely warm even with the boiler running continuously. The client had been managing it for two winters by turning the valve on two of the barely-warm radiators fully open and hoping for the best. It hadn't worked, because the problem wasn't valve position — it was restricted flow caused by sludge deposits inside the radiator bodies and in the narrow return pipework.
Our Solution
RARE's engineer began with pre-flush water quality testing — a baseline sample from the system before any flushing began, which forms part of the written certificate issued on completion and is the professional standard for MagnaCleanse work.
The Kamco CF90 power flush machine was connected to the system via the drain cock on the boiler return. Each of the eight radiators was isolated and flushed individually, cycling forward and reverse flow to dislodge sludge deposits from within the radiator core. The three worst-affected radiators — identified by thermographic assessment before the flush — were removed from the wall and flushed externally using a dedicated radiator cleaning tool. External flushing of heavily contaminated radiators is the only reliable method for complete clearance; machine flushing alone cannot shift compacted sludge from within the fins.
As each radiator was cleared, the water from the machine changed progressively from near-black to brown to amber to clear. By 1pm, every circuit in the apartment was running clean. A Fernox TF1 Omega magnetic filter was fitted to the boiler return, the system was dosed with Fernox F1 inhibitor at the correct concentration for system volume, and the eight radiators were rebalanced — each lockshield valve adjusted to achieve even heat distribution across the apartment.
By 2pm, every radiator in the apartment was at full temperature. Written flush certificate and inhibitor dosing record issued on completion.
