Hidden Water Leak Detection London — Causes, Signs & Fixes

Hidden water leaks are caused by corroded pinhole pipes, failed joints, or micro-cracks in concealed pipework. They can go undetected for months, causing structural damage. RARE engineers use thermal imaging, acoustic sensors, and CCTV to locate leaks precisely without unnecessary damage, then repair the affected pipe section the same visit.

A hidden leak in a wall, floor or underground pipe can go undetected for months, silently damaging your property's structure. RARE engineers use non-invasive detection technology to find leaks precisely — without unnecessary damage.

Common causes

Corroded or pinhole pipe leaks

Over time, older copper pipework develops pinholes from corrosion, particularly where water chemistry or pipe movement has weakened the metal. These leaks are too small to hear or see until significant damage has occurred.

Failed pipe joints or push-fit fittings

Compression fittings can work loose in concealed locations. Push-fit fittings can unseat over years of thermal expansion.

UFH pipe micro-leaks

Underfloor heating pipe can develop micro-leaks at joints or from damage during subsequent floor work. Detectable by pressure testing the manifold circuits.

Rising mains or supply pipe

The supply pipe entering the property can crack underground, causing water to saturate the ground and find its way into the structure.

Shower tray or bath seal failure

Water escaping past a failed shower tray seal or bath caulk slowly saturates the sub-floor and adjacent walls before becoming visible.

Warning signs to watch for

Unexplained rise in water bills

Up 20%+ with no change in usage habits

Damp patch on ceiling or wall

May be distant from the actual leak source

Soft or spongy floorboards

Sub-floor saturation from slow leak below

Mould in unusual places

Black mould on interior walls not near obvious water sources

Boiler losing pressure repeatedly

Heating system has an undetected leak

Musty smell from floors or walls

Water trapped in structure

How RARE diagnoses & fixes it

1

Acoustic leak detection

Sensitive microphones placed on the floor or against walls pick up the sound of water escaping from pressurised pipes. Accurate to within 30cm.

2

Thermal imaging survey

Infrared camera identifies temperature variations caused by water flow behind walls or under floors — completely non-invasive.

3

CCTV drain survey

For underground or drain leaks, a small camera is inserted to find the exact location and extent of damage.

4

Targeted repair

Once located, we make a minimal, precise opening to access and repair the leak — not a speculative excavation. Most repairs completed same day.

Frequently asked questions

How do you find a leak without breaking walls?

We use acoustic leak detection (listening for the sound of escaping water through pressurised pipes), thermal imaging (spotting temperature anomalies), and tracer gas — all non-invasive methods that locate leaks within centimetres.

How much does hidden leak detection cost in London?

Detection surveys start from £150+VAT. Most leaks are found and repaired on the same visit. We provide fixed pricing before any work begins.

My water bill has doubled but I cannot see any leak — what should I do?

Turn off all water outlets and check whether your water meter is still turning (if you have one). If it is, you almost certainly have a hidden leak. Call us for a survey.

Can you detect leaks in underfloor heating?

Yes. We pressure-test individual UFH manifold circuits to identify which loop is losing pressure, then use thermal imaging to locate the exact fault point in the floor.
