Most underfloor heating faults we see were caused at installation — pipes spaced too far apart, too little floor insulation, systems never properly balanced, or filled with London's untreated hard water.

Manifold diagnostic guide — how we find the fault
Every UFH fault has a systematic diagnostic path. Our engineers work through each possibility methodically — never replacing parts by guesswork. This is the same process we follow on every diagnostic visit.
All zones cold — no heat anywhere
UrgentLikely Cause
Circulation pump failure or blending valve fully closed
Diagnostic Test
Check pump operation at manifold. Measure supply/return delta-T — should be 5–10°C. Zero delta-T confirms no circulation.
Resolution
Pump replacement (2–3hr job). Blending valve service or replacement.
One zone cold, all others warm
StandardLikely Cause
Failed actuator (stuck closed), blocked circuit, or seized flow meter
Diagnostic Test
Remove actuator manually — open port by hand. If zone warms up, actuator is faulty. If still cold, check flow meter reads correct l/min.
Resolution
Actuator replacement (30-min job). If blocked: circuit flush with portable flushing pump.
Uneven heat across a single room

Magnetite settled in lower pipe loops, air lock, or manifold flow imbalance
Diagnostic Test
Thermal camera scan of floor confirms cold pipe loops. Flow meter readings at manifold show imbalanced circuits.
Resolution
Power flush of affected circuit. Flow meter rebalance. Magnetic filter installation at manifold return.
System runs continuously, floor overheating
UrgentLikely Cause
Blending valve stuck open or set too high. Failed room thermostat or actuator stuck open.
Diagnostic Test
Measure flow temperature at manifold supply — exceeds setpoint (typically >50°C indicates valve fault). Check actuator closes when thermostat calls off.
Resolution
Blending valve calibration or replacement. Actuator/thermostat replacement.
Manifold leaking — drips from fittings
UrgentLikely Cause
Compression fitting corrosion (common with aggressive London water), cracked manifold body, failed O-ring on actuator port.
Diagnostic Test
Visual inspection with system pressurised to 1.5 bar. Identify leak point. Check pH and inhibitor concentration in system water.
Resolution
Fitting replacement. Manifold body replacement if cracked. Water quality correction to prevent recurrence.
Thermostat calls for heat but boiler does not fire
StandardLikely Cause
Wiring fault between room stat/actuator and boiler demand signal. NeoHub communication fault.
Diagnostic Test
Test voltage at actuator (230V when calling). Check demand wire continuity at boiler terminals. Test NeoHub connectivity.
Resolution
Rewire demand circuit. NeoHub factory reset and re-pair. Replace faulty actuator with open-therm compatible type.
Manifold losing pressure — concealed leak
UrgentLikely Cause
Micro-leak in a buried UFH pipe at a joint, or manifold fitting weep under pressure
Diagnostic Test
Pressure-test each circuit individually at the manifold — isolate one loop, pressurise to 1.5 bar and monitor. A leaking circuit loses pressure while others hold. Thermal imaging confirms the leak location beneath the floor.
Resolution
If at a manifold joint: fitting replacement. If in screed: localised floor lifting at the identified leak point, pipe repair, re-pressurisation and re-screed.
